Bidder must submit current, complete, and accurate information for approval to be obtained. Auctioneer does not sell or rent this information. Auctioneer uses the provided email to notify customers about upcoming online and live auctions, customers who do not wish to be notified should contact the office of the Auctioneer and request removal from the email list. Bidder is responsible for security of his/her bidding number/user name and password, and any and all bids placed under the assigned number/ID. Auctioneer should be notified immediately if Bidder believes number and/or password have been compromised. BID DEPOSIT: Persons wishing to participate in the bidding process for this sale are required to register online and submit a $2,500 bid deposit. To complete the registration process, download the Bid Deposit Form available on the auction listing details page at SPRauctions.com. Mail completed bid deposit form along with a cashier's check in the required amount made payable to SPR Auctions at 1014 FM 3351 Boerne, Texas 78006. Once the deposit is received, the bidder will be sent an email notification confirming their approval to bid. The bid deposit for this auction is due no later than 5:00 p.m. on the last business day before the auction end date. The successful bidder's deposit will be retained as the initial payment for the property. Cashier's checks payable to the bidder's name WILL NOT be accepted. Deposit checks for unsuccessfully bidders will be sent out for return by standard mail on the 5th business day following the end of auction. BIDDING: Once you are registered and have your User Name & Password, you may place bids as soon as a lot opens for bidding. Read the descriptions of each lot and view photographs carefully. Your bids are FINAL and constitute a binding contract. BUYER'S PREMIUM: There is no buyer’s premium for this sale. RESERVES: All items are with reserve unless stated otherwise. SPR Auctions reserves the right to establish a stated minimum bid, minimum acceptable sale price, reject or accept any or all bids and the right to withdraw items from auction at any time. SOFT CLOSING: Each auction item is scheduled to end at a specific time, however all Online auctions performed by SPR Auctions use a "Soft Close" feature. During SOFT CLOSING bidding will remain open on any item that receives a bid within the last 2 minutes prior to the scheduled closing time. Time extensions are added in 2 minute intervals to the original auction closing time and to each extension's closing time when a bid is placed during that 2 minute extension. For example: An item is scheduled to close at 11:00am, and a bid is placed between 10:58am and 11:00am, the closing time will be extended by 2 minutes until 11:02am. If a bid is once again placed within the closing 2 minute interval, the time will extend until 11:04am and so on. Once a 2 minute interval has passed without any bids, the auction for the item will close and the lot will show as COMPLETED. Remember to click the "Refresh" button on your web browser frequently before the item closes and during any extension periods. Your screen may not "auto-refresh" and you may not see bids placed after yours if you don't manually refresh. **REAL ESTATE ** CLOSING: Closing will be held within 45 calendar days of the date a sales contract is approved by the Seller thereby accepting the Buyer's offer. Closing costs may include without limitation transfer taxes, document fees, recording fees and escrow fees paid by the Buyer and Seller in accordance with the customs of the county in which the property is located. Title insurance, if desired will be at the expense of the Buyer. PAYMENT TERMS: The buyer will be responsible for funding payment in the amount shown on the final closing documents. Only certified bank check or wire transfer will be accepted. Seller financing is not available. The buyer is responsible for obtaining his or her own financing if required. Bidders are strongly urged to secure financing prior to bidding. Failure to obtain financing during the closing process does not relieve the buyer of the legal responsibility or obligation for completion of purchase. Failure of specific performance on the real estate contract will result in termination of the contract and result in the forfeiture of any earnest money /deposit funds.
